On 1 December 2022 nearly all aspects of renting residential property in Wales significantly changed due to the Renting Homes (Wales) Act.

Since 1 December 2022, all new residential tenancy agreements created are termed “Occupation Contracts”.

Moreover, all pre-existing assured shorthold residential tenancy agreement (ASTs) were by operation of law automatically converted to “Occupation Contracts”.

Landlords of properties in Wales have until 31 May 2023 to put their paperwork in order, by re-issuing existing tenants with converted contracts, which blend the terms of pre-existing ASTs and the terms in the newly created Occupation Contracts
